Jumeirah Park proved to be one of Dubai's hottest investments during 2011 and 2012 with some investors seeing capital appreciation in the range of 50 - 100%. Transactions started to pick up in 2011 after Nakheel's announcement in the first half of the year that Jumeirah Park was one of nine projects they intended to finish in 2011/12.
Cash investors saw an opportunity to buy Jumeirah Park villas from distressed sellers and then purchased Nakheel credit notes on the secondary market at a discounted rate to clear the outstanding balance due to Nakheel. Many Jumeirah Park owners also decided to capitalise on the credit note availability and cleared their payment plans early.
According to some investors and real estate agents, 3 Bed Small villas were bought at distress prices around AED 1.6 - 1.8m and these are currently selling for AED 2.8 - 3.4m, while a few 4 Bed villas for sale at low prices of AED 2.3 - 2.5m were quickly snapped up and now sell in the market for AED 4.7m upwards.
Moving into 2013, Jumeirah Park continues to be a popular choice for both investors and end-users due to its prime location and spacious family-sized villas.
