The Jumeirah Park off-plan 5 Bed Legacy villas in Package 1A and off-plan 4 Bed Legacy villas in Package 5A were launched to the market in October 2012 and the construction progress appears to be moving well. The external structures for the majority of these villas are now up and the contractors are working on a daily basis as they target a completion date for the end of 2015.

 

Owners have paid 45% of the selling price to Nakheel with the next 10% instalment due in April 2014. The remainder of the payment plan will be spread over three equal instalments of 15% in October 2014, April 2015 and October 2015. These off-plan villas still offer good potential to some investors who would prefer to pay on a payment plan, rather than pay 100% of the villa value now as would be required for a completed Jumeirah Park villa.

 

The 4 Bed Legacy Nova villas located in Jumeirah Park Package 7A should see construction move into full-swing during the early part of 2014. Most of Package 7A where the Legacy Nova villas will be located has been fenced off in the past month as the workers prepare the area for development. These villas were sold to the public in May 2013 with an estimated completion date of June 2016, so the construction cycle will probably run around 6 – 9 months behind the Package 1A and Package 5A villas.

 

It has been a remarkable turnaround for Jumeirah Park owners in the past two years. The 2008/09 financial crisis caused the Jumeirah Park project to stall for a few years, but the upturn in 2011 has seen the community go from strength to strength as the whole Dubai market benefits from a new wave of investment in the city.
