As handover begins for several sectors of 3 Bed Large and Small villas in Jumeirah Park, a new batch of villas are coming onto the market from landlords seeking good tenants. We expect a similar scenario to play out with the 3 Bed villas as happened with the 5 and 4 Bed villas since their handover began (see here for our previous discussion about Jumeirah Park rental rates). A wide range of prices are appearing on the local property portals while the 3 Bed villas begin to find their price in the current market.

Our estimate for the next few months is that the 3 Bed Large villas will rent somewhere in the range of AED 200 - 225k per annum, while the 3 Bed Small villas will rent around the AED 170 - 200k mark. There will be exceptions to these forecasts as some villas will have extra large plots, private swimming pools or superior landscaped gardens, which will tend to result in higher rental prices.

In the 5 and 4 Bed areas we have seen villas with better quality landscaping rent for a higher amount, plus tenants are found for these type of villas at a much faster rate.
